Berry Riddell, LLC is one step closer to bringing a new subdivision to Scottsdale after the city council approved the final plat for the proposed 58-lot subdivision called Skye on McDowell during its Tuesday, Sept. 13 meeting.
The proposed gated subdivision would occupy the 8-acre site at 6855-6925 E. McDowell Road, replacing mixed uses of vehicle sales, single-family residential and retail that now occupy the lot.
The contractors got the ball rolling after the Scottsdale Development Review Board already unanimously approved the preliminary plat on May 19.
According to a staff proposal, the proposed community will have internal streets, that will also act as fire lanes meaning on-street parking would be prohibited, with a primary access point on McDowell Road and a secondary access point on 70th Street.
The proposed community would also include a row of parallel parking spots on the south end of the community with a small row of guest parking on the east side of the site as well as next to amenity areas, according to the staff report.
Proposed amenities also include a pool and spa, pedestrian connections to all external streets around the site and open-space areas that barriers would not enclose, the proposal states.
These two open-space areas would sit on the northwest and northeast corners of the subdivision with the northeast-corner space being a large area with sidewalk connection to McDowell Road.
In order to move forward with the proposal, Berry Riddell, LLC confirmed with the city’s transportation department that there would be no adverse effects on the traffic in the area, according to the proposal.
Additionally, Scottsdale City Water Resource division reviewed and accepted the basis for design reports and the contractors will build any water or sewer improvements needed for the proposed subdivision.
Berry Riddell, LLC also covered its bases by checking with the community, talking with those who live within 750 feet of the proposed subdivision.
According to the proposal, those community members who attended an open house on Oct. 15, 2015, seemed to generally be in favor of the development. However, there were some concerns regarding building heights and the effect the proposed subdivision might have on property values, the proposal stated.
